Take a look at the land just north of the Tesla Motors Inc. plant in Fremont, and it's clear there's a lot of opportunity for development: A new BART station is rapidly reaching completion nearby, and wide swaths of bare land are practically crying out for homes and offices.

First look at Irvine Co.'s mixed-use proposal near Santa Clara Caltrain
On the heels of its hugely expanded Santa Clara Square project, Irvine Company is at it again — this time, kitty corner from Santa Clara's Caltrain station. The Newport Beach-based developer and landlord is proposing 417 apartment units with about 26,000 square feet of retail space.

Cupertino retail center sells to KT Urban; redevelopment may follow
A development firm with deep roots in Cupertino has acquired one of the city's more venerable retail centers in a deal that could eventually pave the way for redevelopment. KT Urban, the company led by brothers Mark and Ken Tersini and formerly known as KT Properties, earlier this month acquired the Oaks shopping center at Stevens Creek Boulevard and Highway 85.

DivcoWest pays $130.6M for San Mateo office buildings
DivcoWest has acquired a 210,000-square-foot San Mateo office complex anchored by Salesforce Inc., its third pickup on the Peninsula in six months. Divco didn't release the purchase price, but tax records indicate the property at 700-900 Concar Drive traded for $130.6 million, or $621 per square foot.

Palo Alto starts discussions on office-growth limit
Palo Alto's city council on Monday took a hard look at imposing strict new citywide office-development limits, the beginnings of a discussion that reflects growing political pushback to booming growth in the epicenter of Silicon Valley. Council members took no action in a meeting that was testy at times, and bumped Part 2 of a conversation about an annual growth limit to their March 2 scheduled meeting.

Windflower gains approval for 243-unit project by Union City BART
Developer Windflower Properties has gained approval to build a 243-unit rental and retail building next to the Union City BART Station. San Francisco-based Windflower's project will also have 3,000 square feet of retail and amenity space. It will total around 290,000 square feet, said V. Fei Tsen, president of Windflower.
